Well, fat is a solid and oil is a liquid under rtp.
Unsatuation of fatty acid give rise to unefficient packing and leading to a weaker intermolecular forces. The melting point is thus lowered and not easily solified in blood vessels, therefore less likely to cause cardiovascular disease.
